DIRECTOR OF REAL ESTATE DEVELOPMENT

 

POSITION SUMMARY

Saxum Real Estate is seeking a highly motivated and experienced real estate executive to serve as the Director of Development to lead all development related responsibilities. This role will spearhead all development management activities while working with a diverse group of consultants, contractors and internal stakeholders at all levels of our organization.  The ideal candidate should have a demonstrated track record of working through the entitlement process and overseeing development through project completion in the New Jersey / Tri-State area.

 

Saxum Real Estate is a vertically-integrated investment and development firm whose current pipeline extends across multiple verticals. Current projects include office, retail, medical and ground-up multi-family asset classes ranging from adaptive re-use to ground-up development with individual total capitalizations totaling $10MM - $100MM. Current portfolio and pipeline includes over 400,000 SF of office, retail and ground-up development of 750 apartments.

 

ESSENTIAL JOB RESPONSIBILITIES

  • Execute and oversee the firm’s development platform by managing the development process including zoning analysis, securing entitlements and managing third-party consultants and vendors throughout the project design and construction process through completion
  • Spearhead the entitlement process and work closely with the city, county, and state agencies during the development process
  • Assist acquisitions team in identifying new development opportunities and assist with preliminary market review and financial assumptions
  • Spearhead design process and review plans to confirm that project objectives, vision, and budget are being met
  • Conduct due diligence analysis of all pre-development and construction processes relative to land, architectural, civil and environmental issues
  • Develop total project cost estimates including entitlements, construction costs and other customary soft cost expenditures
  • Coordinate ongoing plan, budget, and schedule updates with owner’s rep or general contractor throughout all phases of the project
  • Negotiate with and interact and manage all third-party development consultants and vendors including architects, legal, engineers and construction team
  • Identify and assist in efforts to secure government related subsidies and financing as applicable which may include bonds, grants, PILOTs, LIHTC, etc. 
  • Issue vendor contracts, purchase orders and status reports, and review and approve invoices
  • Ensure strong internal risk controls exist and are maintained through each project
  • Maintain accurate and consistent files and documentation
  • Conduct routine construction progress inspections with a focus on quality control
  • Attend regular job meetings with on-site construction staff and trade subcontractors as required
  • Report directly to Founder & Managing Principal

 

KNOWLEDGE, EXPERIENCE AND SKILLS

  • Bachelor’s degree: engineering, architecture, real estate or construction management degrees preferred
  • 5-7years+ experience in real estate development
  • Proven track record of working through the entitlement process and successfully designing, constructing, and completing development projects in the New Jersey / Tri-State area
  • Ability to effectively communicate and professionally represent the firm at public development related planning and zoning board meetings
  • Superior quantitative and analytical skills
  • Diligent and organized with the ability to multi-task and manage multiple projects
  • Excellent oral and written communication skills
  • Demonstrates commitment to maintain professionalism in the face of deadlines and ability to clearly communicate progress updates to the team

 

EDUCATION, CERTIFICATIONS AND LICENSES

  • Bachelor’s degree in engineering, architecture or construction technology preferred
