Fore Property Co, A national multi-family developer and builder is seeking is currently seeking a Construction Manager for our office location in Los Gatos, CA. The Construction Manager will support the director of construction in the supervision/management of all on-site construction activities. Responsibilities include:
- Ability to track and understand all construction phases from ground breaking to final occupancy.
- Manage and Implement all Company Policies
- Supervise a third-party GC and the scheduling of trades.
- Supervise all construction related activities and monitor the progress of the project/s.
- Monitor and track RFI and change orders.
- Monitor and track monthly construction costs against the budget to avoid cost over-runs.
- Anticipate and prevent problems relating to quality, job phase completeness, and scheduling.
- Establish and maintain professional working relationship with city officials and inspectors and supervises on-site inspections.
- Keep job logs for daily activities, safety, or LEED guidelines and special inspections for insurance related requirements.
- Perform daily site walks to supervise the quality of construction, worker productivity & compliance with building/safety codes. Enforce safe work habits and observe OSHA and other local regulations.
- Ensure that third party GC and Contractors maintain clean and safe jobsites and make GC/contractors responsible for daily cleanup.
- Supervise site SWPPP compliance.
- Must have a minimum of 4 years’ experience in multi-family apartment construction management.
- A bachelor’s degree from an accredited university, preferably with coursework in construction, engineering or related fields.
- Strong technical understanding of construction, architectural design, and engineering.
- Ability to prioritize and multi-task while attending on site meetings, delivering reports, submittals, maintaining sub list, subcontracts, schedules, change orders, insurance, material procurement, logistics, closeouts, etc.
- Proficient with Excel, MS Project, Procore or other similar project management software.
- Strong Planning and Organizing
- Must have and maintain a valid driver’s license.
