Description


The Commercial Property Manager implements policies and procedures to meet or exceed the owner’s expectations with regard to the financial goals while maintaining the integrity of each asset in their assigned portfolio. This person would also be responsible for strategic planning, compliance with the management contracts, leases, governmental regulations and employee oversight.

Specific Duties

  • Prepare and present thoughtful and achievable annual and projected budgets reflecting the owner’s objectives.
  • Review and approve all property expenditures.  Determine and procure additional revenue streams when possible.
  • Effectively communicate and form positive relationships with residents, tenants, staff, owners, asset managers, partners, executives and the community at large. 
  • Submit accurate and timely weekly and/or monthly management reporting with supplemental reporting as required.
  • Hire, train, coach, counsel, evaluate and mentor on-site or roving office or maintenance employees to insure physical and financial objectives are met while providing excellent customer and client satisfaction.
  • Inspect properties for quality assurance and compliance with policies, procedures and governmental regulations.
  • Create and/or update policies and procedures as needed and approved by the Director of Property Management.  Interpret and appropriately apply current policies, procedures, Fair Housing Laws, Landlord Tenant Act, ADA compliance and typical industry standards.
  • Promptly address and cure complaints or concerns with residents, tenants, staff, owners, asset managers, partners and executives. 
  • Negotiate and/or oversee negotiations and preparation of vendor contracts. Ensure compliance of insurance requirements and OSHA regulations.
  • Monitor the fiscal performance and strategies to meet or exceed the financial goals of each asset.
  • Maintain up to date lease, vendor, contract, insurance, capital improvement and financial reporting files.
  • Evaluate, participate and assist with current and potential client relations pitches for 3rd party business. 
  • Identify opportunities for additional growth of the division.
  • Provide consultation or assistance when needed to development, asset management or finance with regards to new development, acquisition or refinance.
  • Oversee or assist with due diligence, takeover or disposition of assets including required legal documents and notices as necessary.
  • Respond as required during emergency situations for the assigned portfolio and others as needed.  This could include hurricane, tornado, fire or other catastrophic events.  Assist in creating, maintaining and updating necessary emergency preparedness plans.
  • Overnight travel may be required.
  • Other duties may not be specifically addressed but may be assigned.

Qualifications:

  • A minimum of 5 years of direct experience in multi-site, multi-family property management with both high end, mixed- use, class A lease up to re positioning class B and C properties is required.  Commercial real estate experience would also be advantageous.
  • Demonstrative proficiency in Microsoft Office, property management related software (MRI preferred) as well as social media and marketing.
  • Successful employment history that validates the acumen required to effectively manage and maintain multiple asset types and multi-level employees.
  • Strong interpersonal, communication skills as well as exemplary internal and external customer service are a must.

Education: 

College or Graduate Degree in a related field is preferred.  Industry designations such as CPM, ARM, CAM, CAPS, SIOR or CCIM are beneficial.  A South Carolina Real Estate or Property Manager’s license is required.
