Comunidad Realty Partners, a multifamily real estate investment company based in San Diego, CA is in search of an Asset Management Analyst to manage asset-level revenue strategy and execute business plan objectives.

Responsibilities

 

  • Oversight of Asset Management Model specific to Revenue sections
  • Oversight of Business Plan Formation specific to Revenue Sections
  • Oversight of Revenue Strategy & Implementation
  • Pricing Engine Model Management
  • Optimize Ancillary Income & RUBs at Assets
  • Site and Property Management Team Guidance
  • Reporting Support – Monthly, Quarterly, Annual
  • New Product Assessment & Implementation
  • Performance Management
  • Systems and Workflow Development (ie Ops Blueprint, PowerBI, etc)
  • Yardi Specialist with experience in ySQL / YSR preferred
  • Immediate (1-2 hours) responsiveness to e-mails or calls
  • Constant workflow organization and prioritization
  • Proactively anticipate, identify, and respond to portfolio needs
  • Support the Business Plan development (including updates) and implementation/execution of objectives on the company's real estate portfolio in order to meet or exceed the company's strategic business and organizational goals.
  • Support the analytical aspects, reporting, and forecasting of our financial performance of each entity in order to enable sound decision and proactive response to achieve our strategic plan goals and shareholder objectives.
  • Continuous follow up and communication with onsite property managers, onsite staff, and regional and district managers
  • Create Tasks on Project Management Tool and follow up for execution; coordinate with all parties to ensure final completion
  • Monitor Financial metrics (i.e. vacancy, closing ratio, renewal ratio, etc) and ensure operations are optimized
  • Monitor Income (i.e. Rents, Vacancy, Other Income, Utility Reimbursements) and Expense (Operating Expenses and Capital Expenses) items to ensure property is performing at full potential
  • Review Daily, Weekly, and Monthly Reports. Comment on same. Analyze and interpret financial reports and financial metrics
  • Create property performance reports for both internal and external use.
  • Review Monthly Financials and Trend Reports. Comment on same. Create Punchlist for follow up items and ensure they are completed.
  • Review Quarterly Financials and Trend Reports
  • Develop Quarterly Review and SWOT Analysis. Make updates to business plan and budget forecasts as appropriate and ensure staff executes on same.
  • Adept at quickly learning and understanding business software (i.e. Box cloud file storage, Zoho project management tool, Evernote cloud note tool, etc)
  • Provide continuous updates to Box, Zoho, and Evernote
  • Support Acquisition Team by participating in sourcing, due diligence, financial analysis and related activities in order to increase NOI and meet Strategic Plan objectives.

 

Experience / Qualifications

 

  • Must have bachelor's degree in accounting, finance, real estate, business, or economics
  • Must have strong financial analysis, market research and critical decision making skills
  • Must have strong computer literacy skills and have the ability to utilize Property Management computer software
  • Must have experience project management, scheduling, and budgeting experience
  • Minimum of one year equivalent asset management/analysis experience preferred
  • Must have advanced experience in Microsoft O365, with expertise in Excel
  • Must have knowledge of real estate finance terminology and its application in financial analysis, including NOI, cap rate, debt coverage ratio, yield maintenance, preferred returns, waterfalls, positive leverage, and loan amortization
  • Must have basic understanding and ability to apply understanding of general accounting concepts including balance sheet, income statement, and cash flow
  • Must be able to compile databases
  • Must have ability to conduct market research and apply to business decisions
  • A strong working knowledge of real estate principles
  • Strong organizational skills and attention to detail.
  • Ability to process work quickly, accurately and with changing priorities.
  • Excellent written and verbal communications skills.
  • Limited travel may be required for property site audits, conferences, etc.
