Job Title: Property Manager

Job Summary: Manage retail shopping centers and enhance the value and maximize income for a diverse portfolio of client investments by using effective negotiation, multi-tasking ability, and sound judgment. This person oversees maintenance technicians, contractors and vendors in order to carry out the objectives of the landlord/owner.
Requirements:

Excellent interpersonal and communication skills, including the ability to work effectively in teams.

Ability to organize and manage multiple tasks while working in a fast-paced environment.

Experience in decision making and overseeing day-to-day operations.

A minimum 2–5 years of real estate principles including management and leasing; commercial retail property management is preferred.

Current state Real Estate salesperson license is preferred.

Computer proficiency in Microsoft Office Suite and an ability to learn property accounting and management software.

Must have a valid driver’s license and current automobile insurance.
General Responsibilities:

Manage multiple assets through on-site visits, detailed documentation and follow up communication.

Assist in the collection of rent from tenants.

Prioritize assignments and effectively solve emergency situations as needed.

Assume on-site accountability for the engagement of third-party suppliers and contractors. Negotiate service agreements, select contractors and suppliers, provide quality-control oversight, implement cost-containment initiatives, measure compliance to contractual standards and provide liaison as needed between tenants and third-party service providers. Function as liaison between assigned properties and asset managers, leasing representatives, development personnel and other internal parties. Support activities may include but are not limited to:
Assure vacant space is in show-ready condition; provide input as leases are negotiated.
Participate in due diligence activities.
Gather and organize financial and statistical data for decision making.

Oversees the construction of tenant improvements.

Effectively coordinates and oversees owner improvements.

Inspect assigned properties in accordance with departmental procedure, identify any physical deficiencies, and correct the deficiency with budgeted guidelines, established property standards, and ownership approval.

Maintain operating expenses within budgeted allowances.

Bid and negotiate maintenance agreements with contractors for the upkeep of the centers.

Review, code to proper accounting line items, and approve all invoices for assigned properties.

Work with accounting staff to prepare annual operating budgets for assigned properties.

Review monthly operating statements and prepare variance reports for submission to the clients.

Interface with ownership, property tenants, and vendors to insure the effective operation of the properties.
