RXR is currently looking for an Assistant Project Manager.


The role of the Assistant Project Manager for Development is multi-faceted, providing direct support to the Project Executive and the development team through all of the facets of project development, from pre-construction, through construction. The Assistant Project Manager will be involved in coordinating and managing all tasks relating construction administration, information gathering and monthly reporting. Tasks will also involve project accounting, contract preparation, change order management, coordination with consultants, payment application processing, schedule preparation.

 

RESPONSIBILITIES:

 

  • Work under the direction of the Project Executive, Development to manage all aspects of development, from acquisition, pre-development, through construction
  • Interact with asset management, accounting investments teams and RXR Executive team
  • Manage Project budget(s), including tracking potential change orders, building loan & project loans, forecasts, and cost curves
  • Monitor owner requests related to construction activities on site and coordinate with proper CM staff
  • Assemble weekly reporting for owner meetings
  • Provide high level overview of submittal and RFI process between CM and Consultants
  • Assist in vetting and evaluation of potential deals for investment, including review of due diligence and development of underwriting.
  • Assist in assembling design team, including: drafting requests for proposals, evaluating and leveling consultant bids, and negotiating and drafting contracts.
  • Manage day-to-day process of consultant team, including meeting and schedule coordination, recording and issuance of meeting minutes, and tracking of deliverables.
  • Review and comment on consultant deliverables to ensure alignment with Project plan and vision.
  • Manage Project schedule through various phases, beginning to end.
  • In collaboration with Legal, Finance and Asset Management teams, assist with construction loan process, including terms, documents, due diligence, closing, ongoing communication and coordination with lender representatives.
  • Ensure proper communication and overall coordination of Project team.
  • Prepare monthly reporting in coordination with Accounting, Cost Control and Asset Management teams.
  • Interface with Construction team to develop estimates, monitor construction progress, change orders, potential change orders, field issues and value engineering exercises for consistency with project documents, legal agreements, approvals and loan commitments.

REQUIRED SKILLS AND ATRIBUTES

  • Bachelor s Degree required
  • 1-3 years development or project management experience.
  • Advanced facility with Microsoft Office; including Excel, Word, PowerPoint, and Outlook.
  • Time management is an essential skill. Set clear timelines for task due dates. Keep timelines up to date. Effectively work under pressure and prioritize work to ensure it is completed under intense deadlines.
  • Must possess exceptional presentation skills with all individuals, constantly communicating with all team members and related departments at RXR.
  • Must demonstrate networking ability and maintain a can do attitude with respect to dealing with consultants, contractors, vendors, and co-workers.
  • Must be a diligent and focused individual who enjoys work.
  • Personable, able to deal within the framework of a large organization and work with others as a team player.
  • Ability to perform multiple tasks, demonstrate adaptability by often changing assignments on short notice.
  • Work in a manner which maintains the Company s highest level of quality.
  • Must be circumspect and must maintain confidentiality.
