Position: Acquisitions & Capital Markets Associate

San Francisco Bay Area:

We are seeking an associate who will work full time on capital raising for the Firms’ commercial real estate private equity fund and assist in acquisitions of new deals. This is a qualitative and quantitative position, strong telephone, math and written skills are necessary.  

Primary Duties and Responsibilities:

  • Work with team members in the procurement of new investors for the fund by following up on leads and documenting in Juniper Square.
  • Setting up investor meetings with principals.
  • Updating fund marketing materials.
  • Assisting investors in finalizing commitments in Juniper Square.
  • Assist the acquisitions team with sourcing and underwriting development deals.
  • Maintain reports, records, listings and comparables. Provide letters/notices to sellers/buyers.
  • Review Purchase and Sale Agreements (PSA’s), Lease and LOI’s and all declarations of record, and complete abstracts of each.  Monitor PSA’s deadlines and communicate such dates to the Company in a timely manner.
  • Drafting proposals and running proformas.
  • Research markets areas.
  • Run market surveys and update web-based sites.
  • Reviewing and analyzing tenant credit based on financials.

 

Skills and Competencies:

  • All candidates must have a BA or BS degree from an accredited institution, with preferred degrees in real estate, finance, business, accounting, economics or related area.
  • 3-7 years of real estate finance experience, preferably retail shopping centers, capital raising, and high proficiency in financial modeling or a similar field is required.
  • Proven analytical skills and working knowledge in Microsoft Office especially Excel. 
  • Experience with Juniper Square and Argus Enterprise is preferred.
  • Effective writing skills and ability to synthesize information, as well as verbal interpersonal/communication skills. Must be able to speak intelligently and persuasively to our investors about real estate investments and why they should invest in our fund.
  • Strong organizational skills, with the ability to prioritize and manage multiple projects simultaneously.
  • Travel may be required.
  • Ability to function both in a team-oriented setting and independently.
  • Strong sense of personal motivation, responsibility and entrepreneurship.
  • An extensive understanding of financial concepts (i.e. waterfall distributions, calculating levered and unlevered IRR, budgeting cash flows, yield on costs, accrual accounting etc.)
  • An extensive understanding of commercial real estate concepts (NNN leases, value-add and stressed assets, outparcel development, cap rates, hard/soft costs, market rents etc.)
  • Adept at learning new programs - the position requires one to learn a variety of real estate related software applications. (Siteseer, DealPath, Costar, Retail Lease Trac, Yardi, PayScan etc.)
