Position Responsibilities:

  • Familiarity with general aspects of each asset in the Analyst’s portfolio including structure, partners, size, value, etc. Understanding of the strategic plan for each asset including original acquisition strategy as well as the annual business plan strategy.
  • Assist the Asset Manager (AM) with day-to-day operational needs of each asset including:
  • Complete lease analyses as necessary and discuss details with AM. Emphasis on extracting accurate and complete information from a proposal, letter of intent or lease with respect to rent, expenses, options/concessions, term, costs, etc.; a credit analysis on prospective and existing tenants may be required.
  • Review monthly property management reports and financials; bring any issues to the attention of the AM. As appropriate, resolve issues with Accounting, Property Management, or other parties.
  • Work with AM on the valuation process including uploading quarterly information, reviewing draft appraisals and Argus valuation models, completing the Asset Management Information Template, sourcing leasing and sale comparable data, and reviewing responses from appraisers.
  • Prepare drafts of client-driven quarterly reports for AM review.
  • Review of construction draws, funding requests, capital request forms, and related documentation. Work with internal team and property management teams on Responsible Property Investing initiatives such as environmental management, resource conservation, healthy buildings, LEED Certifications, and Energy Star.
  • Work with the Asset Manager during the budget/business plan cycle to review and complete the budget and annual business plan for each asset within the portfolio.
  • Complete ad hoc portfolio- and asset-level analyses, as assigned.
  • Develop a strong working relationship with the property managers, brokers, and other third-party personnel involved in assigned assets.

Education and Experience:

  • Bachelor’s degree with coursework in Finance, Real Estate, Economics or Accounting. A Master’s in Real Estate or an MBA is a plus.
  • One to three years of relevant commercial real estate experience preferred.

  • Highly proficient in Excel, MS Word, and MS PowerPoint; Argus and MRI a plus, however, BentallGreenOak will provide formal training if necessary.
  • Skilled critical thinking and analytical abilities to reasonably anticipate the needs of those whom the Analyst supports.
  • Must be able to meet multiple deadlines by multiple AM’s.
  • Excellent oral and written communication skills; will be required to write various types of reports and business correspondence.
  • Ability to effectively present information and respond to questions.
