Objective

The role of the Associate Construction Manager of Unit Renovations is to establish the unit renovations scopes and budgets with the Acquisition teams and Asset Managers.


Execute the Unit Renovations CapEx Business Plan within budget and on schedule.


Tasks and Responsibilities


Execute the Business Plan:

  • Implements a scalable Unit Renovation plan across assigned assets to execute the business plan.
  • Leads the unit renovations implementation, training, audit and follow through procedures with TruAmerica Asset Management, property management regionals, onsite property management staff, TruAmerica Accounting and PM accounting to assigned apartment communities.
  • Assists Construction Management and Acquisitions with developing the Capital Improvements budgets with a focus on unit renovations budgets.
  • Sources and negotiates pricing with multiple suppliers to obtain pricing for unit materials and finishes.
  • Sources and solicit turnkey contractors, negotiate, and contract the unit renovation labor with the turnkey contractors.

Audit all Aspects of the Unit Renovation Business Plan:

  • Leads the oversight of the unit renovation plan as it relates to quality control, cost control, schedules, and velocity control to meet or exceed underwriting business plan.
  • Works with Property Management Company on monthly unit move out process to obtain/ forecast schedules of how many units are to be renovated each month.
  • Continuously reviews all properties Performa CAPEX Renovation Budgets with inception to date costs to ensure compliance with the business plans.
  • Tracks exact unit cost and follow up with Property Management Staff on invoicing and posting costs.

Reporting and Resolving Deviations from the Unit Renovation Business Plan:

  • Identifies deviations utilizing the TruAmerica unit renovations auditing tools.
  • Reports the variances found and lead the actions required to get the program back on track with your POD members overseeing the subject property.

Abilities 

  • Experience in Multifamily Unit Renovations.
  • Experience in Property Management. 
  • Good analytical, interpersonal, and communication skills
  • Attention to detail, accuracy, and ability to meet deadlines.
  • Able to work well under pressure and balance multiple priorities and assignments.
  • Must be change adaptive, flexible, and maintain composure in a high-stress work environment.
  • Be able to provide direction to subcontractors, suppliers, and property staff.
  • Must be highly responsive to Asset Managers and Joint Venture (JV) Partners.
  • Solid math and analytical skills.
  • Ability to communicate verbally and in writing.
  • Ability to coach and train the property staff.
  • Ability to read, understand and analyze proposals, technical specs, renovation trackers, accounting reports, etc.
  • Ability to read, understand and interpret contract documents, scopes of work, and Schedules.

Qualifications

  • 2-3 years' experience in multifamily unit renovations.
  • Demonstrated interpersonal and managerial skills.
  • Demonstrated initiative - ability to think, work, and make independent decisions based on sound judgment.
  • Excellent communication skills - both written and verbal
  • Knowledge of Multifamily property management software such as RealPage and Yardi.
  • Proficiency with computer applications including Microsoft Office suite, and other online programs

  • Ability to travel on a weekly and bi-weekly basis to all markets in assigned regions
  • Ability to walk units and inspect the construction elements.
  • Ability to sit for up to 10 hours per day sitting at a desk or working on a computer
  • Ability to move freely around the office for up to 10 hours per day

Salary Range

The annual base salary range for this position is $95,000 - $110,000 with potential for a discretionary annual bonus.
