JOB RESPONSIBILITIES & SKILLS:

This person will provide analytical and quantitative support for the asset management team to ensure successful execution of asset-specific business plans and will be involved in business plan reporting and qualitative market research related to leasing, development, sales, refinancing, and disposition strategies. 

The candidate can be based in either the Los Angeles or New York office. 

The ideal candidate will have 2-4 years of real estate industry experience relevant to the following job responsibilities:

  • Support asset managers in the execution of the business plans for each property to realize opportunities and create value, including involvement in leasing objectives, operating budgets, and capital projects
  • Prepare complex financial models, including quarterly and annual cash flow models, DCF valuations, leasing analysis and net effective rent calculations, sensitivity analyses, and hold/sell analyses
  • Produce quarterly, annual, and ad-hoc reporting for internal and external use to track investment performance relative to underwriting
  • Review and analyze key legal agreements, including leases, purchase and sale agreements, management and agency agreements, operating and partnership agreements, and loan documents
  • Work in conjunction with property management and accounting teams to evaluate operating performance of assets via actual vs budget comparisons and to assist in the preparation of annual budgets
  • Perform market and submarket research, including rental comps, sales comps, and economic and demographic trends that may have an impact on asset business plans
  • Display a strong understanding of investment fundamentals and a working knowledge of cash flow modeling and analysis
  • Act as a team player with strong interpersonal/communication skills and writing abilities
  • Work in a dynamic, fast-paced environment with excellent time-management and organizational skills
  • Proficiency in Excel and Argus Enterprise required
  • Ideal candidate will have experience in a modeling intensive acquisitions, asset management or investment sales role although any other relevant experience is welcome

 

COMPENSATION:

Total compensation (salary plus bonus) will be commensurate with the experience level of the candidate.  Base salary range is expected to be $110,000 - $150,000 per year.
