BioMed Realty is seeking a highly skilled and motivated Associate to join our Asset Management team. In this role, you will play a pivotal role in developing and implementing strategic plans for our company's assets. You will be responsible for driving decision and support for redevelopment activities, new leasing, renegotiation, and termination of existing tenants, and identifying creative growth opportunities.

The ideal candidate will possess strong analytical and communication skills with a keen ability to add value in complex real estate situations. Experience creating business plans and collaborating with cross-functional teams is essential. Additionally, the candidate should be comfortable supporting the executive team in creating and delivering presentations.

This position offers a hybrid work model, which includes 4 days in office and 1 day remotely. Hybrid work may be modified based on the needs of the company.

Key Duties and Responsibilities

Responsibilities include working with the Asset Management, Leasing, and Development teams to:

  • Develop and execute strategic plans for the company's life science real estate assets.
  • Run comprehensive underwriting, including creating detailed financial models (Excel and Argus Enterprise), market assumptions, and analyses in support of redevelopment, capital markets, and other strategic capital allocation opportunities to enhance the value and performance of the assets.
  • Maintain thorough knowledge of market trends, financial data, and industry benchmarks to identify growth opportunities and recommend appropriate strategies.
  • Develop relationships as a trusted partner with cross-functional teams, including investments, finance, accounting, leasing, development, property management, and facilities, to align strategies and achieve company objectives.
  • Create comprehensive business plans for assets, outlining key initiatives, alternative strategies, and financial projections.
  • Conduct due diligence to assess operating performance, utilization, capital expenditure needs, and competition; coupled with financial review of assets, evaluate strategic importance of asset, assessing risk factors and evaluating financial feasibility.
  • Prepare and present reports, presentations, and recommendations for senior management and the executive team.
  • Manage and report a comprehensive timeline for all strategic plans, including critical milestones for intermediate decisions and data, and deadlines for key deliverables.

Job Specifications

  • BA/BS in Accounting, Finance, or Business Administration; MBA, CFA, or CPA preferred.
  • 5+ years in progressive finance positions with corporate finance, asset management, and/or real estate finance required. Investment banking and/or prior commercial real estate or REIT experience preferred.
  • Strong understanding of the life science or office commercial real estate industry and its unique dynamics.
  • Excellent analytical and problem-solving skills, with a detail-oriented and data-driven approach.
  • Proficiency in using Microsoft Excel, PowerPoint, and Argus software for financial analysis and modeling.
  • Proven experience in creating business plans and conducting financial feasibility studies.
  • Effective written and verbal communication skills, with the ability to articulate complex concepts to both technical and non-technical stakeholders.
  • Ability to collaborate and work effectively with cross-functional teams.
  • Strong organizational skills and the ability to manage multiple priorities and deadlines.
  • Proven commitment to ensuring an exceptional level of quality and integrity within all analytical and presentation deliverables.
  • Proactive and self-motivated, with a strong drive for achieving results.
  • Comfortable working in a fast-paced and dynamic environment.
  • Ability to travel 10-20% of the time.
