Description:

Greenbrook Partners is a technology-driven vertically integrated real estate investment manager and operator.  The company invests primarily in multifamily assets across two strategies: value add and core.  Since 2018, the company has invested approximately $1 billion across 400 properties and 2,000 apartment units in the New York City area. 

Greenbrook is hiring a Senior Associate to support the growth of its portfolio. The candidate will be a key member of the asset management team and will have exposure to all aspects of the business including acquisitions, development, construction, accounting and leasing.  The Senior Associate will oversee a portfolio of assets and will be supported by analysts and other departments. 

Greenbrook’s asset management team is the core business plan execution team.  As such, its members are expected to drive innovation and have outstanding leadership skills. 

The position is in-person based in New York City and will report to the Director of Asset Management.

Responsibilities:

  • Formulate and execute asset management strategies to maximize asset performance through knowledge of real estate markets and value-add strategies.
  • Analyze portfolio data to make recommendations on business plan strategy and to effectuate operational efficiencies.
  • Collaborate with our Property Management, Construction and Leasing teams to oversee and execute the business plans for each asset.
  • Review periodic property reports and track operating performance. Prepare regular updates summarizing results and respond to information requests.
  • Prepare analyses of various investment decisions - leasing; financing; operational initiatives; etc.
  • Oversee the budget process and preparation of the annual strategic plan for each property.
  • Oversee and manage the asset lifecycle including compliance with investor vehicles, loan covenants and long-term capital plans
  • Compile, analyze and present the property and portfolio performance to investors.
  • Work with the transaction team for both the acquisition and disposition of properties.

Your Required Skills:

  • Bachelor’s degree required; emphasis in real estate or finance preferred.
  • 5-7 years of related real estate experience in asset or project management required.
  • Capable of reviewing and deciphering large amounts of data and extrapolate information into viable actions.
  • Strong excel modeling and data skills are required
  • Experience with SQL and Spreadsheet Server strongly desired. 
  • Data Analytic and program desired including AI integration, PowerBI and Python.
  • Motivated and collaborative individual who can be successful working as part of a results-oriented team.
  • Clear understanding of key real estate agreements including leases, purchase and sale agreements, management and leasing agreements, partnership agreements, development agreements and loan agreements.
  • Awareness of ESG, Proptech, and data initiatives.
  • Strong interpersonal/communication skills; ability to develop and ask questions, and to make presentations to senior management, investment committee or clients, when necessary.
  • Capability of simultaneously handling multiple assignments and to direct and monitor the activities of others on a systematic basis.
  • Proficient knowledge of and experience with MS Office including Excel, Word & PowerPoint; Monday and Yardi
  • Strong desire to learn and grow is valuable for this position and our company. Must be a collaborative team player with the ability to learn quickly and adapt to rapidly changing market opportunities and conditions.

This position will lead investments in a fast-paced environment allowing for exposure to all aspects of a deal throughout the entire life cycle. 

Base Salary Compensation - $125,000 to $185,000.  Actual base salary within that range will be determined by several components including but not limited to the individual's experience, skills, and qualifications.   The position is eligible for discretionary bonus and benefits.
