Construction Project Manager
A Premier Private Real Estate Developer seeks a Project Manager with a minimum of 10 years experience in Construction Project Management of garden, mid-rise and high-rise residential development to assist the Vice President of Construction with the Administration, Coordination, Budgeting and Management of New Construction Projects.
Position Overview
Under the direction of the Vice President of Construction the Project Manager will be responsible for:
- Management of General Contractor
- Administration of Contract, Plans, and Specifications
- Coordination and Communication with General Contractor, Architect, Engineers, Civil Engineers, Landscape Architect
- Coordination of Permits and Permit Revisions
- Maintain Developer’s Records
- Monitor Developer Accounting
- Coordination of Owner Required Testing
- Monitor Contractor Required Testing
- Provide Owner Supplied Subcontractors as Required
- Monitor Subcontractor Buyouts
- Confirm Subcontractor Scopes
- Review of Shop Drawings and Submittals for Compliance
- Management of Architect and Engineers Administrative Responsibilities: Submittals, Shop Drawings, RFI’s, PCO’s, Revisions
- Review all PCO‘s - Written Report with Spreadsheet Tracking
- Review General Contractors Requisition
- Monitor and Record Project Progress
- Inspection of Materials Delivered
- Daily Inspection for Quality Control
- Compliance of Work in Place to Plans and Specifications
- Record and Report Concerns in Construction Means, Methods and Progress
- Review and Report Project Schedule
- Provide Problem Solving and Alternate Suggestions
- Management of Punch List
- Coordinate and Publish Punch-Out of Architect and Engineers
- Coordination of Close Out Documents
- Incident Reporting
- Coordination of Additional Staffing
Minimum Requirements
- Bachelors Degree in Engineering/Construction Management related field
- Minimum 10 years Construction Project Management Experience
- Garden, Mid Rise and High Rise Residential Development
- Experience in working with Architects and Engineers in Plan Development
- Must have the ability to read Architectural and Engineering Plans
- Scope of Work Development
- Bid Processing/Negotiation with General Contractor
- Knowledge of Development/Construction Phases and Scheduling
- Working Knowledge of Microsoft Project
- Proficient in Word, Excel and Outlook
- Some Travel Required
